As such the Marriott team has high expectations of the properties that they list on their site. Only 4 and 5-star properties will be approved to be listed on the Homes & Villas site.

The selection process is conducted on a property-by-property basis by the Homes & Villas curation team. The minimum expectations to have your properties reviewed are:

  • Entire private unit with a minimum of 1 bedroom (no studios)
  • Luxury design in good condition
  • Fully equipped kitchens (appliances, cookware, etc)
  • In-suite washer and dryer
  • High-speed wifi
  • 24/7 guest support
  • Professional cleanings between stays
  • Premium bathroom amenities and supplies (toiletries, soaps, etc)
  • Premium linens and towels
  • Television

Homes & Villas Business Terms

Marriott Homes & Villas charges a commission on the nightly rates and cleaning fees minus taxes. The standard commission is 15%.

Marriott will be the merchant of record for all nightly rates and cleaning fees. Property managers will be responsible to collect deposits and any additional fees separately.
