Marriott Homes & Villas is exclusive to property managers. Individual homeowners interested in listing on Marriott need to be working with a property management company vetted by the Homes & Villas team.
The ideal partner for Homes & Villas is property managers with 50+ luxury properties under management. However, the Marriott team is flexible on the number of properties as long as they fit their luxury home criteria.
Homes & Villas is seeking premium curated properties that provide guests with unparalleled stress-free travel and hospitality. As such the Marriott team has high expectations of the properties that they list on their site. Only 4 and 5-star properties will be approved to be listed on the Homes & Villas site.
The selection process is conducted on a property-by-property basis by the Homes & Villas curation team. The minimum expectations to have your properties reviewed are:
Marriott Homes & Villas charges a commission on the nightly rates and cleaning fees minus taxes. The standard commission is 15%.
Marriott will be the merchant of record for all nightly rates and cleaning fees. Property managers will be responsible to collect deposits and any additional fees separately.
There is an expectation of rate parity among Homes & Villas competitive channels such as Airbnb, VRBO, and Booking. However, property managers are welcome to provide a 15% discount to guests booking direct.
