Airbnb is scrapping its split-fee model for a single 15.5% host-only fee, with full rollout completing by October 2026 for EU hosts (September for everyone else).
If you're used to the old system, a 3% fee to you, a separate 14.1%–16.5% fee tacked onto the guest's total, this changes the math on every booking. Now you absorb one flat fee, and guests see the exact price they'll pay at checkout.
The catch: if you don't adjust your nightly rate, the full 15.5% comes straight out of your payout, on a $100 listing, that's $84.50 instead of $97. For the full breakdown, including the rollout timeline and exactly how to reprice, check out Hostaway's Airbnb Fee Infographic.
