Booking.com is a great channel to use for your listings and when setup correctly bring you many new guests. When you are willing to use Booking.com or when your are using Booking.com the following is important to understand before connecting.
- The channel manager can only sync 1 on 1 listings. If you have setup your Booking.com listing with “rooms to sell” 2 or more, you first need to create new listings in Booking.com for those rooms to bring it back to a 1 room to sell per listing.
- After activating Booking.com channel manager most settings in Booking.com extranet will automatically get blocked. This means that for these adjustments you need to use Hostaway calendar that updates the rate categories based on % of the base rate.
- Booking.com will forward the credit card details provided by the guest to Hostaway. If you need or like to charge these cards you need to have a Stripe.com account. You need to activate a force CVC setting in Booking.com and activate Stripe API connection in Hostaway. CC payments are sensitive and will not always work. At Hostaway we don’t have any insides in your payments so it is your responsibility to charge the credit cards conform your terms and conditions.
- You need to map ALL your booking.com rooms to individual listings in Hostaway in order to receive valid guest bookings. If you have not mapped all rooms we will contact you with the request to do so. Failing to map the rooms correctly after some time might result in cancellation of your account.
First time connecting:
1: Outside Hostaway dashboard
As Booking.com user you have access to Booking.com extranet. In here under account your should see a menu option called channel manager. If you don’t see it contact Booking.com and ask them to activate it.
In the menu channel manager you search for Hostaway oy and request a 2 way channel manager connection. When you have requested this one of our support team members will contact you by email to let you know we have accept the 1 stage of the connection or not.
When the first stage is accepted you need to accept the second stage of the connection in Booking.com extranet. Login to the Booking.com extranet account and go to channel manager. Here it will ask you to confirm the last step.
The connection is not ready yet!
When you have confirmed the connection a email is send to you and us with the details. One of our managers will prepare the system for connection and send you a email when this is ready.
If you send us a email before requesting this access we make sure someone is online to activate it in a couple of minutes with you.
2: Inside the Hostaway dashboard
After the Booking.com hotel id is confirmed and prepared for connection it is time to complete the setup. To do this go to your Hostaway dashboard, Settings – Channels. Here you are able to activate Booking.com and it will ask you for the Booking.com Hotel ID.
After entering the ID you will see a new window where you can map the Hostaway listing to the Booking.com listing. Make sure you have all listings correctly mapped before saving the new setup.
3: Adjust your markups and confirm the rate setup
After the connection you need to make sure your rates are set correctly in Booking.com. The basic markup is set to 15% what means your normal rate + 15% is the new rate on Booking.com.
IMPORTANT: Always check your rates after connection and updates on all channels!
It is possible that you are adding a additional charge in Booking.com per adult. Booking.com has multiple ways of setting this up and we don’t know what way you might be using. If you have made the connection and you see that the highest rate is adjusted correctly you don’t have to change anything.
If you see that the highest rate is way lower then it should be you need to make a direct adjustment to your listing mapping %. Most users change it then to 300% so the new price in Booking.com is then base rate + 300%. After this quick adjustment you can send a message to Booking.com asking them to make sure that the imported rate is the lowest rate value and you like to top up the rates for additional adults.
Adding more Booking.com listings:
